Landlord Step-by-Step Guide on How to Apply for ERAP

Renters and landlords are both struggling financially as a result of the COVID-19 outbreak.

You play a crucial role in the rental market. If your rental revenue has decreased, you have options to preserve control of your home and your financial circumstances. The Emergency Rental Assistance Program (ERAP) can assist you in recovering rent owed by renters and getting your finances back on track.

Where tenants can apply, they often require information from you to complete the application process. Why? Rent is typically paid directly to the housing provider. The following are the simple application steps for landlords:

  • Enter a password for your account in the Password field, and then enter the same password in the Confirm Password field.
  • Scroll down to the Federal Tax Classification and select the appropriate tax.
  • At the bottom of the screen, after reading the New York State Owner Certification, click the box next to “I accept and agree to these certifications above,” enter your full name as your signature, check the box next to “I am not a robot,” and then click to accept the Privacy Policy.
  • After completing the first step, click the Register button to proceed.
  • On your next screen, you will see a confirmation email message. Go ahead to the email account you registered with and you by now have gotten two emails; one letting you know that your W-9 Form was successfully submitted, second one is for you to confirm your email address in order to complete the process.

Note: Make sure you check spam if no message is deliver to your inbox

  • Go ahead and click: Click Here To Login! For you to continue on your application
  • On the next screen, login with your email address and password for you to continue.
  • You will be asked to set up your account with your form number for Two-Factor verification so that anytime an attempt is made to login into your ERAP account, a secure pin will be sent to your phone number.

You can then verify with the code that is sent to you to proceed.

  1. After successfully verifying with the code sent to your phone number as sms, you will be taken to the next stage where you will be asked to upload tenant documents; make sure you scroll down to the bottom of this page to locate it.
  • In this stage, you will be asked to validate the tenant information. If you remember in my previous article about how to register for a tenant, I specifically ask that you screenshot or write the application number some, now is one of those times you might need it.
  1. Input tenant application number and date of birth
  2. Select all the document you want to upload
  3. Upload the documents from your computer(make sure you have them ready in a named folder for easy access)
  4. Do the Captcha validation that you are not a robot by checking the box and click on Upload Documents to continue

Your part of the application is done and you can see the confirmation number which you will use to track the status of your application or whenever it’s needed.

Consider all of your alternatives. In some cases, federal rental assistance may cover up to 18 months of rent, including unpaid rent accrued during the COVID-19 outbreak and future rent, if funds are available. Check this article to learn about alternative ERAP-covered solutions.
